  • Expert valuation and analysis: We’ll assess the property’s true market value by analysing recent comparable sales and leveraging our local market insight. You’ll know what it’s really worth and the right price to aim for.

 

  • Offer strategy and execution: We plan the optimal offer strategy (private treaty or auction pre-offers), handle all communication with the selling agent, and negotiate assertively on your behalf. Our goal is to secure the property at the lowest possible price and on terms favourable to you (whether that’s a longer settlement, certain conditions, etc.). You won’t have to deal with pushy agents or stressful back-and-forth – we act as your experienced buffer and advocate.

 

  • Contract handling: We’ll help with the fine details like ensuring the contract has the necessary clauses (finance, building and pest, etc. if needed) to protect you. We liaise with your solicitor or conveyancer to make sure everything is in order.

Negotiate My Contract offers services for a flat fee (instead of a commission).
 
  1. Payments are made in two instalments:
    An appointment fee of $2,200 Inc GST at the time of booking. This amount is non-refundable if you decide not to purchase a property.
  2. A success fee, $3,300 Inc GST which is the balance of the fee, is paid when the contract becomes unconditional. No success fee is required if you choose not to proceed with the purchase.
 
Payments can be made by Credit Card or through direct deposit.
 
Negotiate My Contract assists with purchasing property in all areas and price ranges.

If you are purchasing the property for investment purposes, the fees may be tax-deductible. Generally, the fees are added to the ‘cost base’ for calculating capital gains tax, rather than being deductible in a single year. You should seek specific advice from your accountant.

Unfortunately, if you are buying a property to live in, the buyer’s agent fees are not tax-deductible.

A buyer’s agent, also known as a buyer’s advocate, is a real estate agent who works exclusively for the property buyer. Depending on your needs, Negotiate My Contract can provide the following services:
